I watched this building go up and was always impressed by it. The location in South Austin is a major plus—close to St. Elmo, Still, and great wine bars. The nearby running in the neighborhood is a nice bonus too.

That said, renters should be aware of the full-time residents. The HOA has a reputation for poor management, and I’ve personally seen meetings turn into shouting matches.

Some people here seem more focused on policing their neighbors than building a community (yes, I’m looking at you, dachshund owner on floor 2). Expect hidden fees, odd rule enforcement, and little sense of camaraderie.

If you do rent here (buying might be risky), make sure you have a good relationship with the owner and document any improvements/walkthrough items before moving out.

This is a fabulous new Austin location with affordable and unique upscale Austin businesses. I was really excited to see SOCO BOTANICALS opening a store at 106. I’ve used their organic and highly effective products for quite sometime and swear by it. Worth the visit. The owner and genius behind this line is amazing. Excited to see Austin grow and create businesses that we can claim as our own. This city has so much to offer. Check it all out!

Very bad experience with people working on the construction. So rude and completely disrespectful for drivers and safety signs. Today I got entraped inside of the street, I talked with one of the supervisor a Hispanic guy, he didn't understood what I was talking about, so rude. and told me in Spanish " Do what ever do you want and left"
